A: All payments must be made in advance before check-in, including:

- Any selected optional services (e.g. linen pack, airport pickup, Vodafone SIM card)

Payment Example:
If a student chooses to pay rent every 4 weeks, they must pay:
- 4 weeks' rent + $1,000 bond + $300 cleaning fee + any selected options

If a student chooses 2-weekly payment, they must pay:
- 2 weeks' rent + $1,000 bond + $300 cleaning fee + options

💳 Payment Method
We do not accept credit card payments at this time. Payments must be made via:

- Domestic or international bank transfer

- Third-party payment platforms such as Wise or Western Union

Q: How is the bond refunded?
A:
The $1,000 bond is refunded within 14 days after checkout, provided there is no damage to the property or excessive cleaning required.

Refunds are made via bank transfer, with two options:

Australian bank accounts — no fees deducted

International bank accounts — refund available, but any bank or transfer fees will be deducted from the total amount

Q: Is a bank statement mandatory to apply?
A:✅ For direct applicants:
Yes — a 3-month bank statement (from the student or their parent) is required to confirm financial ability to pay rent.

Both local and overseas statements are accepted
If using a parent’s account, this must be clearly stated under “Other Enquiries” in the application form
The balance should cover rent + deposit for the selected stay duration

🚫 For students applying through a verified partner agency:
No bank statement is required.

The agency is responsible for confirming the student’s financial capability. In these cases, you may skip the bank statement section when submitting the application form.
⚠️ Only verified agency-referred students are eligible for this exemption.

Q: What happens if the room is damaged or excessively dirty upon checkout?
A: The $300 cleaning fee covers standard end-of-stay cleaning. However, if the room is left in an unusually dirty condition or if any property is damaged, additional cleaning or repair costs will be deducted from the $1,000 deposit.

⚠️ Example: Mattress stains, broken furniture, wall marks, or unremoved rubbish may result in deductions beyond the standard cleaning fee.
💡 We strongly advise students to leave the property in good condition to receive their full deposit refund.
🔔 If there are any damages or excess cleaning required, the cost will be deducted from the $1,000 deposit accordingly. An itemized breakdown will be provided upon request.

② Timing of Payment & Booking Confirmation

Q: When is the booking confirmed? Is full payment required upfront?
A: You may confirm a booking by paying the $200 non-refundable Admission Fee first. However, full payment (rent + deposit + any optional fees) must be completed:

Q: What happens if the remaining payment is not made on time?
A: If full payment is not received by 30 days prior to check-in, the booking may be cancelled and the room offered to other applicants.
⚠️ Please note: The $200 placement fee is strictly non-refundable, even if the booking is later cancelled.

③ Accommodation & Facilities

Q: What is included in the room rental?
A: All rooms include a bed, study desk, high-speed Wi-Fi, air conditioning, and shared or private bathroom access (varies by property).

Q: Are utilities included in the rent?
A: Yes. Electricity, water, and internet are all included in the weekly rent.

Q: Are rooms shared or private?
A: Both options are available. Shared rooms are same-gender unless otherwise arranged.

Q: Can I choose my roommate?
A: You can request to stay with a friend. We will do our best to accommodate based on availability.

④ Arrival & Check-in

Q: Is airport pickup service available?
A: Yes. Airport pickup is available for AUD $220 and must be arranged at least 7 days before arrival.

Q: What should I do when I arrive?
A: Our team will contact you with your check-in time and key collection details. Be sure to send us your flight info.

⑤ Contracts & Extensions

Q: What are the available contract lengths?
A: We offer flexible contract durations. However, pricing is structured based on tiered contract lengths:

Contract Length

4–11 weeks: 4-week pricing tier

12–23 weeks: 12-week pricing tier

24 weeks or longer: 24-week pricing tier

Examples:

If a student books 6 weeks, the 4-week pricing will apply.

If a student books 13 weeks, the 12-week pricing will apply.

🧾 Note: Although rent is calculated and billed every 28 days, full payment for the entire contract duration must be made in advance before check-in.

Q: Can I extend my stay after moving in?
